What does mold remediation actually cover?
Mold remediation is the controlled removal or cleaning of mold and mold-damaged materials, together with the correction of the moisture condition behind it. It is a construction-style process with health precautions, not a spray-and-wipe treatment.
The stages are consistent: assessment to define the problem, moisture-source correction, containment to keep spores from spreading, removal of materials that cannot be cleaned, cleaning of what remains, filtration of the air, and verification before rebuilding. Why does moisture come before everything else?
Mold cannot grow without moisture, so removing growth without fixing the water source guarantees a return. EPA guidance is to fix the moisture problem and dry water-damaged materials within 24 to 48 hours.
Moisture sources in Florida buildings are usually specific and findable: a supply line, a roof or window intrusion, an air-conditioning condensate line, plumbing in a slab, or persistent humidity in a closed building. Until the source is corrected, remediation is temporary. What does Florida require for mold remediation?
Florida licenses mold assessors and mold remediators under Part XVI of Chapter 468. The statutory definitions of assessment and remediation apply to growth of more than 10 square feet, so larger projects require licensed professionals working in separate roles.
