What to do in the first hour.

Call both as soon as it is safe. A restoration company can start emergency mitigation, such as extraction and drying, while you report the loss to your insurer. Most policies expect you to take reasonable steps to prevent further damage, so check your policy for notice requirements and keep your receipts.

Not always. Standing water near outlets or appliances, sewage or floodwater, sagging ceilings and unstable floors can make a property unsafe until it has been assessed. If you smell gas, see sparks or the ceiling is bulging, leave and get help first.

Water Damage

Extraction, drying and hidden moisture.

Water damage restoration is the process of stopping the source, removing water, drying the structure, cleaning affected materials and repairing what cannot be restored. It usually includes assessment, water extraction, moisture detection, structural drying and documentation. See water damage restoration.

As soon as possible. Water spreads into porous materials quickly, and in warm, humid conditions such as Florida's, mold can begin to grow within 24 to 48 hours if materials stay wet. Fast extraction and drying reduce how much has to be removed and rebuilt.

Extraction removes standing water, but drywall, flooring, insulation and subfloors can stay wet afterward. Structural drying uses controlled airflow, dehumidification and moisture readings to dry what extraction leaves behind.

Drying often takes several days, but there is no reliable universal number. It depends on material type, water volume, temperature, humidity, airflow and how accessible the materials are. Moisture readings, not the calendar, show when drying is complete. See the restoration process.

Fans can help with minor surface moisture, but they cannot measure or reach moisture inside walls, subfloors and insulation. Without readings, hidden moisture can remain and lead to odor, mold or damaged finishes. Significant water intrusion should be assessed professionally.

Yes. Moisture can travel under flooring, into drywall, behind cabinets and into wall cavities without obvious signs. Inspection with moisture meters, and moisture mapping, find areas that are not visible.

Restoration uses three water categories. Category 1 is clean water from a sanitary source, Category 2 (gray water) has some contamination, and Category 3 (black water) is grossly contaminated, such as sewage or floodwater. Higher categories need more controls and often mean porous materials are removed instead of dried.

Restoration, or mitigation, stops the damage and dries and cleans the property. Repair or reconstruction then replaces materials that could not be saved, such as drywall, flooring or cabinets. Keeping the two scopes separate makes records and estimates clearer. See repairs and reconstruction.

Common causes include burst or leaking pipes, water heater and appliance failures, AC condensate leaks, roof leaks, storm intrusion, sewage backups, slab leaks and flooding. Browse common property problems.

Fire & Smoke

Soot, odor and post-fire water.

A fire can cause flame damage, soot and smoke residue, lingering odor, water damage from firefighting and damaged contents. The restoration scope depends on the condition of each material. See fire damage restoration.

Yes. Smoke and soot can travel through the building and settle in rooms far from the fire. How far depends on airflow, building layout and how the fire was suppressed.

Usually, but it depends on the materials. Odor can stay in porous materials such as drywall, insulation and fabrics, so the work may include cleaning, sealing or replacing them. See smoke and odor cleanup.

Only after the fire department or local authorities say the structure is safe to enter. Even then, soot, unstable materials and water damage can be hazards, so a restoration assessment is recommended before cleanup.

Mold

Growth follows moisture.

Mold remediation removes or cleans mold-affected materials and corrects the moisture condition that allowed growth. The scope can include containment, material removal, cleaning and drying. See mold remediation.

Mold needs moisture and organic material such as drywall, wood or dust. Materials that stay wet, or a leak that is never fixed, create the conditions for growth, which is why fast extraction and verified drying help prevent it.

No. Paint does not remove mold or fix the moisture problem, so growth usually returns. The right response depends on the material affected and how far the growth extends.

Signs include a musty odor, past leaks or flooding, staining, peeling paint and persistent humidity. A moisture inspection can help find the source. If you have health concerns, talk with a medical professional.

Biohazard & Sewage

Contamination changes the scope.

Yes. These losses need controlled handling, protective equipment, decisions about affected materials, and proper cleaning and disposal. See biohazard cleanup and sewage cleanup.

Yes. Sewage-contaminated water can carry harmful contaminants. Avoid contact, keep children and pets away, and do not clean it up with household equipment. See sewage backup.

Often not. Porous materials such as carpet, padding, drywall and insulation that touch contaminated water may need removal rather than drying. The decision depends on the material and the level of contamination.

It is not recommended. Sewage requires protective equipment, containment, proper disinfection and disposal of affected materials. Doing it without those controls can spread contamination through the property.

Storm & Hurricane

Wind, rain and roof openings.

Generally no. Most policies expect reasonable steps to prevent further damage. Photograph the damage first, keep receipts and check your policy or ask your insurer about requirements.

Each item is assessed individually. Non-porous items are often easier to clean, while porous items, documents and electronics need case-by-case decisions. Keep a list and photographs of affected items for your records.
